The “Exe Valley Bed and Breakfast”at Barnhill Cottage is a perfect country retreat for a relaxing break in a quiet village location with panoramic views over the River Exe. 

The Bed and Breakfast

Barnhill Cottage was once the smithy and stable block to the neighbouring historic Barnhill House which was featured in the BBC Series “Restoration Home”.

With its separate entrance, the “Exe Valley Bed and Breakfast” guests have exclusive use of a private suite of rooms which can accommodate up to four people.  On the ground floor there is a double bedroom and bathroom, with a deep relaxing bath with a handheld shower attachment.   Upstairs the converted hayloft is a comfortable double bedroom/sitting room with original features.  Both bedrooms have flat screened TVs, access to free WiFi, books and board games.

Breakfast is served in the small dining area with an adaptable menu to suit all needs.  It is well-stocked with a variety of teas, coffees and other beverages and the small fridge contains milk, bottled water, smoked salmon, cream cheese, butter, yogurt, orange juice, bread and bagals (vegetarian and vegan alternatives can be provided on request). 

Our small garden has wonderful panoramic views of the Exe Valley towards Exmoor which can be appreciated from the comfort of a covered seating area.   Guests will need their own transport and we have safe off-road parking down a private drive.

We are friendly and accommodating hosts who welcome children but sadly we cannot accommodate dogs.

Brampford Speke

Nestled in the Exe Valley, the village of Brampford Speke is a conservation area with chocolate box thatched cottages, a Grade 1 listed church and a Grade 11 listed local pub, the “Agricultural Inn” all within easy walking distance of our bed and breakfast.

A short walk from the bed and breakfast, a sloping path and footbridge crosses the River Exe and joins the “Exe Valley Way” as it crosses the fields offering stunning views of the meandering river and its abundance of wildlife.

Surrounding area

We are conveniently located within a 5 mile radius of Exeter University, Exeter City Centre and both Exeter St David’s and Central Railway Stations, and approximately 40 minutes from Exmoor, Dartmoor and the Jurassic Coast, making the “Exe Valley Bed and Breakfast” an ideal base to visit Devon’s many tourist attractions.
