Within a charming Victorian villa, our property offers 10 uniquely designed, modern rooms and studios, blending the comfort and style of a city-centre hotel with the flexibility of self-catering.
Our quiet corner of Exeter is just a 2-minute walk from the city’s vibrant shopping and leisure areas, with easy access to the University. Perfectly located yet tucked away on a peaceful street, we’re an ideal choice whether you’re here for a short break, remote work, or an extended stay.
Each room is thoughtfully equipped with essentials like an iron, fridge, microwave, kettle, and more, while our studios offer fully equipped kitchenettes. Bed linen, towels, and WiFi are included, along with welcome amenities to start your stay off right. Guests can also enjoy a shared kitchen and dining area on the ground floor, ideal for preparing meals or a change of scenery.
For outdoor relaxation, our courtyard is a perfect spot to unwind, catch up on work, or simply soak up the sunshine - WiFi reaches outdoors, too!
Self-check-in makes arrival easy, with flexible times from 3pm and check-out up to 11am. For guests arriving by car, we offer on-street parking permits at a competitive rate, helping you avoid city centre parking charges.

*We offer a total of 10 rooms, 5 of which are room only and 5 with kitchenettes. Prices range from £45 - £195.
From M5 J29, follow City Centre via Honiton Road/Heavitree Road. From the A30, exit onto A377, then take Alphington Road to Western Way. At St Sidwell's Point roundabout, follow signs to Summerland Street. Turn left at lights, continue over to York Road, then left onto Queens Crescent.
Nearest bus stop (30 metres): York Road for local buses F1/F2. From Exeter St David's Station, take bus 4/4A to Sidwell Street, then walk 400 metres. From city centre coach stop: 300 metres on foot. From Exeter Bus Station: 400 metres on foot. From Exeter Central Station: 600 metres on foot.
